AS FEATURED IN FORBES
SPATIAL PERFORMANCE INTELLIGENCE BETWEEN FEASIBILITY AND DESIGN
Design with Statistical Confidence.
Build with Genius Capital.
Capital deployed with data intelligence reduces uncertainty. Anchor design decisions in empirically supported, data-backed spatial asset performance parameters.
INTELLIGENCE BUILT FOR ASSET & HUMAN PERFORMANCE
350,000+ GLOBAL DATA POINTS. ANALYZED IN SECONDS.
EDEN runs advanced spatial analytics across 350,000+ global data points spanning environmental and building performance, spatial physics, human behavior, and pedestrian movement—in seconds—so commercial developers can make more defensible design decisions before those decisions become expensive to reverse.
RUN A COMPLIMENTARY SPATIAL STRESS-TESTFOR OWNERS & DEVELOPERS
Connect human behaviors and asset performance to the capital plan before investment-committee decisions are fixed.
FOR ADVISORS
Add spatial-performance evidence to the feasibility study and stress-test the assumptions it carries into design.

ILLUSTRATIVE SPATIAL PERFORMANCE INTELLIGENCE
See another intelligence layer at work.
One selected movement variable and three selected performance outcomes illustrate how Eden’s data-backed spatial parameters can inform design within a team’s native environment. This demonstration is an illustrative application of Eden's Spatial Performance Intelligence framework, not exhaustive, and is not a client-specific project configuration.

MOVEMENT VARIABLE · PEDESTRIAN VELOCITY
The Eden-applied mode illustrates flow redistributed through design alone—without human intervention or educational programming—informed by Eden’s Spatial Performance Intelligence engine and 350,000+ global data points.

PREDICT
Anticipate asset performance before a line is drawn. EDEN applies spatial performance intelligence upstream, while decisions are still inexpensive to change.
KNOW
Access the spatial designs associated with the outcomes you want. Receive empirically supported geometric boundaries informed by global performance data.
DELIVER
Receive parameters your design team can use immediately. Machine-readable geometric boundaries and spatial design rules delivered via JSON.
IMPLEMENT
Return directly to your existing design environment with your JSON specification to consume. No Eden plugins. No installation. No proprietary design transfer. No new modeling environment.
REPEAT & SCALE
One intelligence layer across your portfolio. District activations, destination developments, smart cities, eco-districts, luxury hospitality, public realm, mixed-use and residential.
PLACES SHAPE PEOPLE
Know before you bid.
Why allow human behavior and the asset performance to drift within a wide band of uncertainty? Eden identifies data-backed spatial parameters associated with optimizing desired human behaviors and asset-performance before capital is committed to carry into bids, underwriting, investment discussions, leasing, development documentation, and applicable third-party certifications.

How Eden works
01
Input
Select your project conditions, asset type, development parameters, and desired human-performance outcomes (dwell, revisit, pre-leasing velocity, amenity usage, WELL/Fitwel/BREEAM mapping, and more). No drawings uploaded. No proprietary design transfer. EDEN only asks for your asset parameters and desired performance outcomes to generate the specification.
02
Compute
EDEN's proprietary spatial engine analyzes your project inputs against its empirical evidence base and 350,000+ global data points across environmental and building performance, spatial physics, human behavior, and pedestrian movement—identifying the geometric conditions associated with optimizing your project's prioritized outcomes.
03
Output
Receive a machine-readable JSON specification containing optimized geometric boundaries, spatial design rules, and performance parameters ready to be consumed in your team's native modeling environment (Revit, Rhino, AutoCAD, etc.). No Eden plugin. No installation. No new modeling environment.
The output that keeps giving!
LIVE INTELLIGENCE
EDEN's underlying intelligence updates as the evidence base evolves—without requiring teams to reinstall software, migrate models, or adopt another design environment.
LIVE BOUNDARY WARNINGS
As the design evolves in your native environment (existing BIM, CAD, and computational-design workflows), EDEN's machine-readable parameters identify when design changes move outside the prescribed performance boundaries—surfacing deviation before it becomes built risk.
Licensing
Annual License
$95,000 annually, in advance
- One project assessment per subscription year
- 10 Eden Credits issued monthly, one-month rollover
- Purchasing additional Credits does not increase the one-project annual allowance — Credits enable greater input complexity within your assessment
- Reactivates automatically on your subscription's anniversary
- Automated model updates and live boundary warnings directly into your JSON specification while active
- For teams evaluating a single development between feasibility and design.
Two-Year Portfolio License
$170,000 for the two-year term, in advance
- Multi-project access throughout the active term
- 25 Eden Credits issued monthly, one-month rollover
- Unlimited project assessments within available Credits
- Additional Credits may be purchased at any time
- Automated model updates and live boundary warnings directly into your JSON specification while active
- For teams managing multiple developments across feasibility, predevelopment and design stages.
Additional purchased Credits expire three months after purchase. Credit use draws on the earliest-expiring balance first.
Eden Spatial Performance Certificate
The EDEN Spatial Performance Certificate provides empirical, data-backed evidence that a project’s spatial design has been informed by parameters associated with desired human behaviors and asset-performance outcomes. It gives developers a defensible performance record to carry into bids, underwriting, investment discussions, leasing, development documentation, and applicable third-party certification workflows—reducing the uncertainty between design intent and how the asset is expected to perform in use.
Issuance is banded by asset value
Annual revalidation at 20% of the issuance fee.

Frequently asked questions
Do we need to install anything?
No. Eden returns an open, signed JSON specification you consume in your existing environment (Rhino, Revit, AutoCad. etc.). Computational teams read it directly through JSON-capable environments to drive and validate the model—no proprietary file format, no EDEN plugin, and no model transfer.
Do we have to upload our model?
No. A geometry-only file (only the spatial boundaries) is optional. If you would like to upload your model, please remove annotations, dimensions, electrical information, structural details, and other project data. Upload is optional. Eden can issue behavioural design constraints before your team draws its first line.
Is Eden a certification body?
No. Eden issues its own Spatial Performance Certificate and supports documentation for third-party frameworks such as WELL/FitWel/BREEAM, mapped against applicable criteria.
